These Terms cover your use of Reside. Browse a listing, make an account or post a property and you are agreeing to them. If you would rather not, please don't use Reside.
You must be 18 or over. Give accurate information, and treat the people you meet here the way you would want to be treated.
Browsing is free. Contacting a landlord is free. Listing a property is free.
Reside is curated, and these are the rules that make it so. A listing does not go live without:
The property must be real, and you must be entitled to advertise it.
The Maldives Residential Tenancies Act (21/2021) caps a residential security deposit at two months' rent. Reside will not publish a listing that asks for more.
A deposit is refundable. It is held against damage and returned at the end of the tenancy. Advance rent is a separate thing, and a listing that collects it has to say so.
Every listing is read by a person before it is published, usually within 24 to 48 hours. We may ask for changes, and we may decline a listing.
Every 30 days we ask you to confirm your listing is still available. Confirm it and it carries on. Ignore it and it stops being shown to renters, which keeps the site honest for everyone. Nothing is deleted, and you can bring it back from your profile.
If a property is taken, mark it rented. That is worth more to this site than an extra week of views.
Verification is optional and cannot be bought. You send us a government-issued ID and a one-time code from your own WhatsApp number, and we check your listings by hand before the badge appears.
The badge says we confirmed who someone is. It is not a statement about the condition of a property, the accuracy of a listing, or how a tenancy will go. Visit the place and agree the terms before any money moves.
You can pay to have a listing Featured for a set number of days: a gold badge, and turns at the top of search and on the homepage with the other Featured listings. Reside has no payment gateway: you transfer the amount to us and a person activates the package once it arrives.
Add-ons such as a video reel, channel alerts, a place at the top of reside.mv/bio or a short Meta ad are optional and paid. Free Featured days, from invites or offers, cover the site placement only.
There are no cash refunds. If your home rents while a paid window still has whole days left, those days are saved on your account as listing credits for your next listing.
Featured changes where a listing appears. It changes nothing else, and it is never a substitute for review or verification.
Sometimes the Reside team posts a listing on a landlord's behalf. It goes through the same review as any other, it carries the landlord's own name and number, and it moves to their account when they have one.
Break these and we may take a listing down, suspend an account, or both. Where a report is serious we will look into it and tell you what we found.
Every listing has a report link, and the support page has the same form. Tell us what looks wrong and we will review it. You do not need an account to report a listing.
Reside introduces renters and landlords. We are not a party to your tenancy, and we are not an agent, a broker or a guarantor. The agreement is between the two of you.
We review what we can see. We cannot inspect every property, and a review is not a survey.
Reside is provided as is. To the fullest extent the law allows, we are not responsible for losses arising out of listings, messages or rental agreements made through the platform.
When these Terms change, the date at the top changes with them. Carrying on using Reside means the new version applies.
